worcester housing and benefit advice centre is committed to maximising the amount of affordable accommodation available in Worcester city and encouraging good practice in the rented sector. SmartMove, a scheme we operate on a franchise from the national charity Crisis helps us to achieve this.

SmartMove assists single people or childless couples access suitable accommodation, including assured shorthold tenancies in the private sector. Private sector landlords who are interested in the joining the scheme could benefit as SmartMove:


· has a list of potential tenants so that when you have a vacancy you can fill it quickly and free of charge – you always retain the choice of who you accept


· offers advice on tenancy matters, free copies of tenancy agreements and arranges a free inventory of your property


· helps to set up your tenants’ claim for housing benefit and follows up any queries you might have so that you can be assured of a regular income.


· can provide the first four week rent in advance (subject to housing benefit levels and reimbursement from the same.)


· offers a guarantee (up to a maximum of one month’s rent) against loss or damage in place of the traditional cash deposit – over time your tenant should save up their own deposit


· offers ongoing advice and support to tenants to minimize any potential problems and can act as mediators if ever required


· can keep you up to date with housing legislation

In return SmartMove asks you to meet their standard for property fitness and safety and advise them on and work with them to resolve, any problems.
